Draft and negotiate commercial lease agreements for both landlords and tenants. On the tenant side, counsel clients to limit future obligations and performances that accrue for the remainder of the lease term, which in turn, become a financial burden and may even limit the tenant’s business operations. On the landlord side, counsel clients to negotiate ‘NNN’ leases and further ensure landlord has reciprocal easement rights with adjacent neighbors.

 

  • Draft and negotiate letters of intent and lease agreements for retail, office, medical, warehouse, industrial and hangar aircraft uses.
  • On ‘NNN’ leases, ensure market value increase in additional rent year-over-year.
  • Assist clients with interior build-out of lease premises for their intended use, with landlord and contractor assistance.
  • Coordinate impact fee taxes, if any, with the local governing authority.
  • Modify and extend lease agreements, including additional lease terms and expansion or reduction of the premises.
  • Represent landlords and tenants in eviction proceedings to ensure their rights are protected throughout the process.
  • Negotiate lease agreements for primary residential, vacation homes and short-term rentals such as Airbnb and Vrbo.
