Represent and help facilitate sellers in payoff transactions from lender, and buyers/borrowers in simultaneously negotiating loan documents for the purchase of both residential and commercial properties. To the extent permitted, negotiate non-recourse liabilities for the borrower along with minimal to no personal guarantees.

 

  • Draft and negotiate conventional loan agreements, note agreements, assignment of rents agreement, security agreements and indemnity agreements.
  • Draft and negotiate home equity line of credit agreements, and home equity agreements.
  • Assist residential clients in purchasing primary residential homes with FHA or VA backed mortgages.
  • Negotiate Fannie Mae and Freddie Mac commercial multifamily loan agreements.
  • Negotiate loan assumptions on buyer/borrower transactions (coupled with purchase agreement).
  • Negotiate loan modifications (increases), with certain documentary stamp exemptions to reduce client’s expenses.
